A kitchen extension adds space and value and, more than anything, changes how the house is used day to day. Most of the ones we build in Surrey are rear or side-return extensions on terraced and semi-detached houses.
Space to cook, eat and have people round
Extending the kitchen usually means knocking into the old dining room too, giving one open room across the back of the house. An island or breakfast bar turns it into somewhere people actually gather rather than a corridor of units.
Value
A large, modern kitchen is the room buyers look at first. Where the extension opens onto the garden with bi-fold or sliding doors, the effect on the asking price is noticeable.
Light and layout
Rooflights and glazed doors bring light deep into a house that was previously dark at the back. The layout of the whole ground floor tends to improve as a result, with the old kitchen often becoming a utility room or downstairs loo.
Cost
It is not cheap, but it is cheaper than moving and usually cheaper than a two-storey extension. Many single-storey rear extensions fall under permitted development, which saves the planning fee and the wait. Allow 10 to 14 weeks on site.
